Childcare centre proposed for Peachland apartment development

An apartment building project in Peachland has grown by 15 feet (five metres) and added 14 units.

Council approved a development permit for the project at its July 16 meeting. 

The original proposal brought forward in May 2022, was a four-storey, 84-unit building at 5481 Clements Crescent, next to Peachland Elementary School.

A new plan increases the building to six floors and 98 units.

Staff told council the new proposal shifts the building 50 metres north to create a larger buffer with adjacent properties and provide a site for a potential childcare facility.

鈥淚f we can make that happen, that would be great,鈥 Mayor Patrick Van Minsel said.

Council liked the project as it targets middle-income households, and provides needed housing and rental units. 

However, there were concerns about a reduction in EV charging stalls and parking stalls.

鈥淚 have a strong objection to going from a requirement of 98 electric vehicle spaces to maybe there might be some,鈥 Councillor Rick Ingram said.

The developer has also requested the number of parking stalls be reduced to 141 from 142 which was questioned by Coun. Randey Brophy.

鈥淲hat assurances do we have that there will be enough parking there?鈥

Staff indicated there is no concern with a one-space reduction, and noted the developer has also requested that some parking spaces be located off-site. 

It was revealed during the meeting that the developer agreed to provide up to 10 per cent of units with an EV stall. 

鈥淲e also realize the need for more EV charging,鈥 said district CAO Joe Creron. 鈥淲e鈥檒l take a look, with BC Hydro, to see if we can put some more up in that area.鈥
